Banpo Xi, a landmark apartment in Banpo-dong, Seocho-gu, Seoul, recently sold 84 square meters (34 pyeong) of national equity for 4.67 billion won, marking a new price.
According to the Ministry of Land, Infrastructure and Transport's actual transaction price system on the 5th, the 84㎡ Banpo Xi was ed for 4.67 billion won on the 20th of last month. It is the highest price ever among the housing types in question.
Compared to the previous high of 4.55 billion won on March 14, it rose 120 million won in about two months.
Banpo Xi is a large complex with a total of 3,410 households with 29 floors and 44 buildings on the ground that they moved into in 2009. It is a double station area with Banpo Station on Subway Line 7 and Sapyeong Station on Subway Line 9 on both sides, and is adjacent to the Han River to the north.
Banpo Xi also seems to have been on the rise as demand has been steady for long-term landmark apartments in Banpo, and housing prices have risen as nearby reconstruction apartments have recently competitively renewed their new high prices.
New apartments in Banpo-dong include "Acro River Park" (1612 households), which reconstructed Sinbanpo 1st in 2016, "Banpo Central Xi" (757 households) in 2020, "Raemian One Bailey" (2,990 households) in 2023, and "Raemian One Pentas" (641 households) in 2024.
In particular, the 84㎡ Raemian One Bailey, which is considered a new Daejang apartment, was traded at 7 billion won on March 3, setting a record of 200 million won per 3.3㎡ of national equity for the first time.
The market predicts that the rise in housing prices will be sharper when the refurbishment of the Banpo area is completed.
Raemian Trini One (2091 households), a reconstruction complex in Banpo's 3rd district, will be built next year, and Banpo DH Clast (5002 households), which reconstructed Banpo's 1st, 2nd, and 4th districts, will move in 2027.
